A three-bed 1930s semi with one bathroom is exactly the house a combi was invented for. One shower, one bath, a kitchen tap, and demand that never really overlaps. There is no cylinder to heat and lose heat from, no tank in the loft to freeze, and nothing gained by storing water this household will not use at once. We fit a lot of combis in Timperley and we mean it when we say it is the correct call.
What we are usually removing is a back boiler — the unit behind the living room fire that heated these houses for thirty years. Taking one out is more work than a straight swap: there is a builder's opening to make good, a flue to deal with, and a gas run that was installed to a standard nobody uses now. It is a two to three day job rather than a one day job, and a quote that treats it as a like-for-like has not looked behind the fire.
The new boiler usually ends up in the airing cupboard or on the kitchen wall. The airing cupboard is tidy but the pipework is longer; the kitchen keeps the runs short but you live with it. On these semis the flue can nearly always go straight out the side into the return, which is one of the few things about a 1930s semi that is genuinely easy.
Suspended timber ground floors are the local bonus. Pipe runs are simple because you can get under the floor, so re-routing to suit the new boiler is not the destructive job it would be over a solid slab.
