What Sale is built from

Sale Moor and the streets off Northenden Road are Victorian terraces — solid brick, shared party walls, rear yards rather than gardens. Ashton on Mersey and the Brooklands end bring inter-war semis and a fair amount of 1960s and 70s stock. There is more rented and landlord-owned property here than anywhere else on our patch, which changes the job: gas safety records, tenant access, and work that has to be done between tenancies.

What that means for heating

The job here

Party walls are the thing people underestimate. A pump or a boiler mounted on a party wall transmits straight into next door's bedroom, and in a Victorian terrace with a nine-inch solid wall there is nothing to stop it. We mount on anti-vibration and we do not put a boiler on a party wall behind someone's headboard if there is any alternative. The other Sale issue is the rear yard: it is where the outdoor unit has to go, and it is also where the bins, the back gate and the only route in and out all are.

Heat pumps

Siting one in Sale

Until May 2025 a heat pump in a Sale terrace was usually a non-starter, because a rear yard six metres deep could not give you a metre of clearance to the boundary on any side. That rule is gone, and units can now sit against the wall — which has genuinely opened up terraced streets that were closed before. Two things still bite. A terraced house is limited to one outdoor unit under permitted development. And the 37 dB(A) sound assessment is measured at the nearest noise-sensitive premises, which in a terrace is a neighbour's window a few metres away on both sides. We run that calculation before we quote, not after, because it is the number that decides whether the job happens.

What Sale asks us.

I have a terrace with a small back yard. Is a heat pump possible now?

Much more likely than it was. The rule that required a metre of clearance to the boundary was scrapped in May 2025, so the unit can go against the yard wall. The deciding factor now is the noise calculation at your neighbours' windows, which in a terrace is genuinely tight — we run it before quoting.

Can the boiler go on the party wall?

It can, but we would rather it did not. Solid Victorian brick carries pump noise straight into the next house. If there is no alternative we fit it on anti-vibration mounts. It costs nothing at install and saves a lot of awkwardness later.

Water is coming through my neighbour's ceiling. Is it my leak?

It might be, and it might not — water travels along joists and crosses the party wall line easily in a terrace. That is exactly why tracing it properly matters. Guessing whose it is by where it appears is how neighbours fall out.
