What Altrincham is built from

The terraces around the town centre are mostly late Victorian — solid brick, chimney breasts still in place, and a rear yard rather than a garden. The villas out towards Dunham Road and the Bowdon boundary are a different animal: big Edwardian and Victorian houses, solid walls, high ceilings, and heat loss figures that surprise people. Then there is the newer apartment stock around the interchange and the Market Quarter, most of it built since 2000 and much better sealed than either.

The thing that catches people out in the town centre flats is that the whole block often shares a plant arrangement or a tight service riser, so you are not free to put whatever you like in. In the terraces it is chimney breasts and flue routing. In the villas it is that a combi has never been the right answer and somebody has usually fitted one anyway.

Siting one in Altrincham

Altrincham has the most planning friction of the five, because of the conservation areas — the Old Market Place, the Downs, and the Devisdale over the Bowdon side. Permitted development still applies inside a conservation area, but the outdoor unit cannot go on a wall or roof fronting a highway, and it cannot sit closer to a bounding road than the nearest part of the house itself. On a corner plot with roads on two sides, that can rule out almost everywhere obvious. The apartments have a harder cap: a block of flats is limited to 0.6 cubic metres of outdoor unit, against 1.5 for a house, and that genuinely does exclude some models.

I live in a conservation area. Is that a no?

No. Conservation areas keep their permitted development rights for heat pumps — the restriction is on where the unit goes, not whether you can have one. It cannot front a highway or sit closer to a bounding road than the house does. Rear and side placements are usually fine. Corner plots are the ones that need a proper look.

Can I move the boiler into the loft?

Often yes, and in a terrace it can be the sensible answer when the kitchen wall will not take the flue. It needs a proper loft ladder, boarding, a light and frost protection — a boiler in a bare loft is a service call waiting to happen.

Can I have a wet room upstairs in a terrace?

Yes, and we do them regularly. The fall has to be formed in the timber deck before anything else, and the tanking has to be continuous and properly bonded. It is more work than a ground floor wet room, and a quote that prices them the same has not thought it through.

There is water coming into the shop below my flat. What happens first?

We isolate, then we trace before anyone opens anything. In a flat above a commercial unit the pressure to start pulling ceilings down is high, and it is usually the wrong move — opening the wrong ceiling is its own claim. Locating it accurately is faster in the end.
